Selling a home isn’t always easy, but there are some changes and upgrades you can make that might help. It turns out that aging is on buyers’ minds. That’s why age-related home modifications could help you sell your home faster.

One way to get more bang for your home-selling buck is to increase the number of people who want to put in an offer. The more people you have vying for your home, the more likely you are to fetch not only your full asking price, but maybe even a bit more. One way to get more people to put in an offer is to install “age-related modifications.”

But what does that mean?

Potential buyers are thinking ahead—sometimes, way ahead. Kris Lindahl, the CEO and founder of Kris Lindahl Real Estate in Twin Cities, Minnesota, said buyers are looking at a home’s functionality as they approach older age.

“We hear from clients regularly who tell us that, with this pandemic, ongoing, nursing or assisted-living homes aren’t as popular as they once were,” Lindahl told Apartment Therapy. “Things like walk-in showers, lever-style door handles, and sensor-activated faucets are not only stylish upgrades, they’re practical and can make the day-to-day easier.”

Lindahl also advised adding pull-out spice racks and shelves to lower cabinets, as well as any other features that make accessing things easier.

If you’re trying to sell your home and want to increase your odds, that pull-out spice rack might not be such a tiny upgrade after all! You can check out the full list of tips on Apartment Therapy.
